    Usually it works by rental coverage of mortgage cost on the second property and capital growth giving the long term profit. The problems at the moment is that values are going down so short term there is no capital growth, but longer term because of historical data values should go up and growth achieved. The other problem at the moment is mortgage availability.
    Its a big risk unless you have income to cover short term cash needs, but works well in times of rising house prices.
    There are many other ways to do it .
